Automated valuations are electronic “guesstimates” based on public records such as those you might find from your local County Assessor’s office. Unlike list prices for homes on the market, automated valuations do not take into account improvements you have made, location within the neighborhood, or either exceptional or deferred maintenance. Automated valuations can be helpful when you just need a ball park figure. It’s a starting place but nothing compares to the details your agent can provide after a personal visit to the home and personal research on the comparable sales.
